Our Luxury hostel opened in April 2014 and guests are raving about us. It has been designed to give you the best possible comfort and fun. All Rooms have FREE WIFI access. All beds have private lockers, private night lights, USB charging points and power point.
2 FOR 1: Guests booking at Kick Ass Grassmarket also get free access to all facilities of our sister hostel Kick Ass Greyfriars, only 2 mins away.

Property and Cancellation Policies :
IMPORTANT: NO GUESTS UNDER 18 YEARS OLD. Proof of age is required at check-in. Maximum length of stay at the hostel is 14 nights. Please enquire directly for stays over 14 nights in our special long stay program. Prices from £79 per week, subject to availability.
Standard Rate
Pay when you stay. Free cancellation up to 1pm one day prior to your arrival date. Failure to cancel within this time will result in a cancellation charge equal to the first night of your stay.
Non-Refundable Rate
Full pre-payment at the time of booking. Non-refundable in case of cancellation or no-show.
SPECIAL CANCELLATION POLICIES:
NEW YEAR/HOGMANAY
Due to high demand during Hogmanay, we operate a strict 96-hour changes/ cancellation policy on the standard rate for the entire booking. If you need to make any changes, reduce guest numbers or cancel the booking, this must be done 4 days before your date of arrival. Please note that minimum stay cannot be changed. If you make any changes/cancellations past the 96hrs deadline, you will still be charged the full cost of your booking. If booked on non-refundable rate payment is taken upon booking and non-refundable thereafter.FRINGE FESTIVAL (AUGUST)
Due to high demand during the festival, we operate a strict 72-hour changes/ cancellation policy on the standard rate for the entire booking. If you need to make any changes, reduce guest numbers or cancel the booking, this must be done at least 3 days before 1pm of your arrival date. If you make any changes/cancellations within 72hrs of arrival, you will still be charged the full cost of your booking. If booked on non-refundable rate payment is taken upon booking and non-refundable thereafter.
GROUPS
Please note any bookings for 10 people or more are considered groups and the following conditions will apply:
- Payment: 1st half of the total cost will be charged to the card provided immediately to secure the booking and 2nd half will be charged 1 month prior to arrival. If the arrival date in less than 1 month away from booking date or if you chose the NON-REFUNDABLE rate, the total cost will be charged immediately.
- Cancellation:
1 month prior to arrival – 0% Refunded
5 weeks prior to arrival – 50% Refunded
6 weeks prior to arrival – 100% Refunded - Behavioural deposit: There will be a £20/person (£40 for stag and hen parties) behavioural deposit which will need to be paid on arrival for each member of the group and will be refunded on departure. The behavioural deposit is to be paid via debit/credit card by the group leader and returned only to the group leader on departure, provided there is no damage and there are no complaints.
ADDITIONAL INFORMATION
Reception is open 24h.
Check-in is from 1pm. Check-out by 10am.
We have secure luggage storage lockers available on a first-come-first-served basis. Storage is free before check-in and costs £1.00 per locker after check-out. During your stay valuables can be stored in lockers within the dorms.
Towels can be rented from reception at £2.00 (plus £3.00 deposit refundable upon return).
Linen is provided free of charge.
All accommodation has shared toilet and shower facilities per floor, unless en-suite option was specified. Note most of the facilities are mixed gender but we have female-only shower rooms too.
All private rooms and shared dorms feature bunk beds.
Each standard dorm bed comes with a power socket, a USB plug, reading light, small shelf, hook & locker (you will need your own padlock, or one can be purchased from reception at £4.00).
Each POD bed comes with a privacy curtain, headboard, mood lighting, reading light, power socket & USB plug, shelf, hooks and combination lock locker (no padlock required).

From Airport get the Airport Bus (No 100) to Waverly Train Station.
We are a 10 minute walk away from Waverley Train Station.
Go left on Waverley Bridge (heading towards the castle), and walk to the end where there is a mini roundabout. Walk straight on to Cockburn Street, and follow it to the top and onto High Street, or the Royal Mile as it’s more commonly known. Cross the street towards Starbucks, it will take you to Blair Street. Walk down this street and there will be a bar called Tron on your left and a café called City Cafe on your right. Keep on going to the end of this street and at the bottom of the hill turn right. This is the Cowgate, keep on walking until you get to a mini roundabout. At the roundabout, continue straight on into the Grassmarket, we are at the far end on the left across from Fiddlers Arms pub.
